A property is not just a building, it is a location, and most of what determines whether you want to live somewhere is not visible in a listing. Street analysis assembles the public record for any address or postcode in England and Wales into one view, so the questions people actually ask about a street can be answered from evidence rather than impression.
The foundation is transaction history. Every completed sale registered with HM Land Registry since 1995 is available for an address, alongside recent nearby sales for context and House Price Index trends showing how values in the area have moved over time. Together these answer the two questions that matter most: what has this actually sold for, and which direction is the local market travelling.
Around that sits the local context that changes how a street feels to live on. Recorded crime is broken down by category with its trend over time, drawn from Police.uk. Transport covers the nearest stations and bus stops along with public transport accessibility scoring. The EPC rating gives an indication of how expensive a property is likely to be to heat.
All of it comes from official public datasets rather than user submissions or agent marketing, which means it is verifiable and consistent from one street to the next. What it will not do is tell you whether you will like the place. It tells you what is true about it, which is the part that is hard to find out on a viewing.

To 1995, which is the start of the HM Land Registry Price Paid record. Every completed and registered sale since then is included.
Police.uk, the official open data service for police forces in England and Wales. It is shown as a category breakdown with the trend over time rather than a single safety score, because a single number hides what kind of crime is being recorded.
No. Street analysis shows the recorded facts about an address and its surroundings. The valuation tool estimates what a specific property is worth today and returns a confidence range with it.
